NSW renting rules: a plain-English guide

Key rules for renters in NSW — fixed asking prices, fees, pets and rent increases.

Last reviewed against official NSW sources: 15 October 2026

Fixed asking rent, no rent bidding

Rental properties must be advertised at a fixed price. Agents and landlords must not solicit offers above the advertised rent. RentSnag will never ask you to bid.

No application fees

You should not be charged to apply for a rental or for background checks. You can't be required to use a particular paid platform to apply.

Pets

NSW reforms limit when a landlord can refuse a pet. Check the current rules and forms on the NSW Government website before applying.

Rent increases

Rent increases are limited in frequency and require written notice. Confirm the current notice period with NSW Fair Trading.
