How to compare rental prices fairly

Use local bond data, like-for-like features and listing history to judge an asking rent.

Last reviewed against official NSW sources: 15 October 2026

Compare like with like

  • Same postcode or nearby postcodes
  • Same dwelling type (house, flat/unit, townhouse)
  • Same bedroom count

Know what the numbers mean

NSW rental bond data records rents for new tenancies that were lodged in a period. It's historic evidence, not today's asking rents. Small samples are less reliable.

Look at listing history

A property that has been advertised for weeks, or reduced its rent, may have more room for a conversation about move-in date or condition — but never offer above the advertised rent.
